Manteca, California – September 25, 2026 -- KB Home has opened Arroyo, a new-home community within the Griffin Park master plan in Manteca, California, with prices starting in the mid $500,000s.
Homes range from one to two stories with up to six bedrooms
The single-family homes offer up to 6 bedrooms and 4.5 baths, designed with modern kitchens overlooking great rooms, expansive primary suites with walk-in closets, and first-floor junior suites that include kitchenettes.
The community sits near major highways and Central Valley employers
Arroyo at Griffin Park is located south of Highway 120 at the corner of Tinnin Road and Hot Springs Drive, giving residents access to Highway 99, Interstate 5, Interstate 580 and job centers in the Central Valley and San Francisco East Bay. Children in the community will attend schools in the Manteca Unified School District.
Planned amenities include a park and children's playground
The community will feature a planned park, a children's playground and walking paths. Nearby options include downtown Manteca shopping and dining, the Great Wolf Lodge Waterpark, The Promenade Shops at Orchard Valley -- home to Bass Pro Shops, AMC Showplace 16, Living Spaces and Kohl's -- and Woodward Park, which has sports courts, fields and jogging paths.
This marks KB Home's third community within Griffin Park
Matt Sauls, President of KB Home's North Bay and Central Valley divisions, said the opening gives buyers a wider range of floor plans to fit different lifestyles and budgets. Buyers can personalize their homes at the KB Home Design Studio, choosing floor plans, exterior styles and interior finishes.
Homes are built to meet ENERGY STAR certification standards
KB Home says its homes are engineered for energy and water efficiency and designed to be ENERGY STAR certified -- a standard met by fewer than 12% of new homes nationwide, according to the company.
Model homes and sales office are open now
The Arroyo at Griffin Park sales office and model homes are open for walk-in visits and private in-person tours by appointment, with live video tours also available.
