JACKSONVILLE BEACH, Fla., Sept. 24, 2026 /PRNewswire/ -- FaverGray has broken ground on the Trevato Development project on Beach Boulevard, a new market-rate multifamily community being developed by Trevato Development on the former site of Adventure Landing in Jacksonville Beach.

Located on approximately 10.7 acres, the 410,509-square-foot development will introduce 415 rental apartment units to the Jacksonville Beach community. The project will feature a mix of one-, two- and three-bedroom apartments across two three-story residential buildings.

"We are proud to partner with Trevato Development for our second project," said John Kitchens, Division Leader at FaverGray. "This project is especially meaningful because it is in our own backyard. We look forward to transforming such a well-known property into a thoughtfully built community that provides new market-rate housing options for Jacksonville Beach."

Designed by Dynamik Design, the buildings will reflect a traditional Southern architectural style with brick and fiber cement exteriors and standing-seam metal roofing. The community will also include approximately 1,800 square feet of ground-floor commercial space.

Resident amenities will include a fitness center, clubroom, resort-style pool courtyard, leasing office, mail and parcel room, and dog park. Parking will be provided through a four-story precast parking garage and additional surface parking.

Construction is now underway, with completion anticipated in Q4 of 2028.

Private Practices Would Bear 80% of the Nearly $1B Impact of CMS's Modifier 25 Proposal
Image File
Original HTML

Jiro's analysis of Medicare claims finds the impact concentrated in six specialties, with dermatology alone accounting for nearly $400 million.

AUSTIN, Texas, Sept. 24, 2026 /PRNewswire/ -- A new analysis from Jiro Health estimates that a proposed change to Medicare payments involving Modifier 25 would reallocate approximately $889 million in annual Medicare fee-for-service payments, with 81.5% of the modeled reductions tied to private practices and solo physicians.

The findings are detailed in Jiro's new Practice Impact Analysis, Who Pays for CMS's Modifier 25 Proposal?, which uses real-world Medicare claims data to examine how the Centers for Medicare & Medicaid Services' proposed policy would affect different specialties and practice settings.

Under the proposed 2027 Medicare Physician Fee Schedule, when a separately identifiable office or outpatient evaluation and management service is provided on the same day as a procedure with a 0-, 10- or 90-day global period, CMS would pay the highest-valued service in full and reduce each other qualifying service by 50%.

Jiro's analysis finds that the financial effects would be highly concentrated:

- Approximately $889 million in annual Medicare fee-for-service payments would be reallocated.

- Private practices and solo physicians account for $724.4 million, or 81.5%, of the modeled reductions.

- Six specialties account for approximately $732 million, or 82.3%, of the total modeled reductions.

- Dermatology alone accounts for $395.4 million, or 44.5% of the total.

- Podiatric medicine and surgery, orthopaedic surgery, otolaryngology, ophthalmology and family medicine account for an additional approximately $336 million combined.

"This proposal is often discussed as a technical payment change. The data shows something much larger: a nearly $1 billion annual impact concentrated among private practices and a small number of specialties," said Greg Field, CEO of Jiro Health. "Real-world data gives clinicians and policymakers a clearer view of who would absorb the change before it takes effect."

Modifier 25 indicates that a significant, separately identifiable evaluation and management service was provided on the same day as another procedure. Physician organizations and specialty groups have argued that reducing payment could undervalue medically necessary work performed during the same encounter.

CMS's public comment period closed September 14. Jiro's review of the public docket identified more than 10,000 comments referencing Modifier 25, with roughly 85% containing explicit language opposing the proposal. CMS is expected to issue the final 2027 Physician Fee Schedule this fall. Any finalized changes would take effect January 1, 2027.

Turning National Policy Into Practice-Level Intelligence

The report demonstrates how Jiro's Practice Intelligence platform can translate a complex federal payment proposal into measurable implications for specific specialties and practice settings.

The public report provides national and specialty-level findings. Physician practices can also request a confidential analysis to better understand their potential exposure based on practice type, specialty and claims patterns. Jiro will not publicly identify individual practices included in the analysis.

"Estimating the impact before it reaches the bottom line helps practice owners plan for staffing, services and investment," said Eric Mann, MD, an ophthalmologist, small-practice owner and Jiro Clinical Advisory Board member. "But the implications extend to patient flow and care. If an ophthalmologist finds a foreign body during an exam, for example, the patient should not have to return another day because treating it immediately changes how the visit is paid."

Practice leaders can download the full report and request a confidential practice-level analysis at www.jirohealth.com/modifier-25-analysis.

Methodology

Jiro analyzed de-identified Medicare fee-for-service claims covering October 2024 through September 2025. The analysis applied the payment methodology described in CMS's proposed 2027 Physician Fee Schedule to affected same-day services across 67,018 billing NPIs.

The model identifies $888,966,052 in annual modeled reductions that would be redistributed across the Physician Fee Schedule. Specialty classifications were based primarily on the specialty of the rendering clinician associated with affected claims, with directory information used when claims-level specialty data was unavailable.

Practice-setting classifications were developed using multiple affiliation, enrollment and directory sources. For purposes of the topline analysis, private-practice settings include confirmed private practices, practices without an identified hospital or health-system affiliation, private-practice settings identified through affiliation data and solo physicians billing under individual NPIs. These classifications indicate likely practice setting and are not legal determinations of ownership.

Additional information about the methodology and limitations is available in the full report.

New Survey: Most US Adults Support Vaccines, but Many Remain Unclear About Respiratory Vaccine Recommendations
Image File
Original HTML

Support for vaccines is high — vaccination isn't. More than half of US adults did not try to get a flu, COVID-19, RSV, or pneumococcal vaccine in the past year, and many remain unsure which ones are recommended for them

NFID launches National Respiratory Communications Initiative to help deliver clear, consistent, evidence-based guidance on respiratory disease prevention

- New national survey released at NFID's 2026 Annual Respiratory Season Kick-Off in Washington, DC, finds US adults support vaccines but are unclear which ones they need. Most adults back vaccination broadly — yet less than half say they tried to get a flu, COVID-19, RSV, or pneumococcal vaccine this past year, and many cannot say which are recommended for them.

- The gap isn't hesitancy — it's clarity. People are unsure which recommendations apply to them, and roughly 1 in 5 who tried to get vaccinated ran into a problem.

- Experts from AAFP, ACEP, AHIP, and Families Fighting Flu urged Americans to talk with a healthcare professional about which vaccines are right for them — the source adults say they trust most.

- To close that gap, NFID launched the National Respiratory Communications Initiative (NRCI) at the event, uniting leading immunization, infectious disease, patient advocacy, and public health organizations behind clear, consistent guidance — with new resources for families and healthcare professionals at www.TameIt.org.

WASHINGTON, Sept. 24, 2026 /PRNewswire/ -- Although most US adults recognize the value of vaccines, many remain unsure which respiratory vaccines are recommended for them, and less than half say they tried to get vaccinated against influenza (flu), COVID-19, respiratory syncytial virus (RSV), or pneumococcal disease in the past year, according to new survey results released today by the National Foundation for Infectious Diseases (NFID). The findings reveal a notable gap between Americans' positive views of vaccines and their understanding of which vaccines apply to them, underscoring the need for clear, trusted guidance.

The national survey, conducted by NORC at the University of Chicago, found that 77% of US adults agree vaccines are among the best and most proven ways to protect against serious infectious disease, and 71% agree that vaccine benefits strongly outweigh the risks. Yet just 48% tried to get at least one of four respiratory vaccines — flu, COVID-19, RSV, or pneumococcal — in the past year.

"Getting vaccinated can help protect against potentially serious respiratory diseases, preventing severe cases, hospitalizations, and deaths," said Robert H. Hopkins, Jr., MD, NFID Medical Director. "The NFID survey results underscore how important it is to talk with a trusted healthcare professional to find out which vaccines are right for you and your family."

The findings were released at the 2026 NFID Annual Respiratory Season Kick-Off in Washington, DC, where leading health experts emphasized that everyone age 6 months and older, including pregnant women, should get an annual flu vaccine. Representatives from leading medical societies also reviewed updated COVID-19, RSV, and pneumococcal vaccination recommendations and urged people at higher risk, including older adults and those with certain chronic health conditions, to talk with a healthcare professional about what's right for them.

"Getting vaccinated before respiratory virus season is one of the best ways we can stay healthy and protect the people we love," said Margot Savoy, MD, MPH, FAAFP, Chief Medical Officer at the American Academy of Family Physicians (AAFP). "Vaccination remains a safe and effective way to lower our risk of serious illness. They help us look out for babies, people with weakened immune systems and older or medically frail adults who are at greater risk of serious illness. It's a small action that can make a meaningful difference for our families and communities."

New Survey Highlights Gap Between Support for Vaccines and Respiratory Vaccination

Among the key findings:

- Americans overwhelmingly recognize the value of vaccines. Nearly 9 in 10 (89%) agree that anyone who wants access to a vaccine should be able to get one, 77% say vaccines are among the best and most proven ways to protect against serious infectious diseases, and 71% say vaccine benefits strongly outweigh the risks.

- That support doesn't always turn into vaccination — less than half of US adults say they tried to get a respiratory vaccine in the past year. Forty-four percent tried to get a flu vaccine and only 23% a COVID-19 vaccine.

- Healthcare professionals remain the most trusted source of vaccine information. Roughly 6 in 10 US adults report a great deal or a lot of trust in doctors, nurses, and pharmacists for vaccine information.

- Many Americans underestimate the toll of respiratory disease. The Centers for Disease Control and Prevention (CDC) estimated approximately 710,000 flu-related hospitalizations during the 2024–2025 season. Only 11% of adults surveyed selected a range close to that figure, and half put the number below 400,000.

- Access barriers can have lasting effects. While most vaccination attempts went smoothly, 22% of people who tried to get at least one respiratory vaccine encountered a problem (e.g., lack of availability, long wait time, etc.) — most often among those seeking pneumococcal vaccination (27%) or RSV vaccination (23%). Those findings point to a practical opportunity, since most people seek vaccination at a pharmacy or a clinician's office.

"Vaccines remain one of the most effective tools we have for protecting public health, and health plans are committed to keeping them affordable and accessible for their members," said Kate Berry, MPP, Senior Vice President of Clinical Affairs and Strategic Partnerships at America's Health Insurance Plans (AHIP).

"Respiratory season is notoriously unpredictable, but there are a few things we can count on. Respiratory viruses cause millions of medical visits, hundreds of thousands of hospitalizations, and tens of thousands of deaths every year, but the best way to avoid becoming a statistic is through vaccination," said Anne Schuchat, MD, former CDC Principal Deputy Director.

"Many flu emergencies are preventable. The best prevention for severe illness, hospitalizations, and complications is getting your flu vaccine. Get vaccinated and help protect yourself and those around you," said Ryan A. Stanton, MD, FACEP, President-Elect of the American College of Emergency Physicians (ACEP).

Also joining today's news briefing was Gary Stein, of Families Fighting Flu, who helped create the nonprofit after his daughter died from influenza. Some panelists got vaccinated at a vaccine clinic following the news briefing as part of the NFID Leading By Example initiative to raise awareness about the importance of disease prevention through vaccination.

NRCI Delivers Clear, Consistent Respiratory Disease Guidance

The survey findings underscore the need for clear, trusted guidance as many US adults remain uncertain about which vaccines are recommended for them and underestimate the true burden of these diseases. To help address this need, NFID launched the National Respiratory Communications Initiative (NRCI) at the briefing, in collaboration with the Association of Immunization Managers (AIM), Immunize.org/National Adult Influenza and Immunization Summit, and Vaccinate Your Family.

The initiative brings together leading immunization, infectious disease, patient advocacy, and public health organizations to ensure that evidence-based information about respiratory disease prevention, including flu, COVID-19, RSV, and pneumococcal disease, is clear, consistent, and accessible for everyone.

The new NRCI website — www.TameIt.org — equips individuals, families, and healthcare professionals with the information they need to make informed respiratory health decisions, including original one-pagers, social content, and partner resources that illustrate the importance of immunization in preventing severe disease outcomes.

Immunization is one of the most effective ways to reduce the risk of serious respiratory illness," said NFID Executive Director and CEO Rebecca Alvania, PhD, MA, MPH. "Yet fragmented public education efforts can make it hard for trusted information to break through. We are excited to collaborate with NRCI partners to address this critical need."

Interviews were conducted August 13-17, 2026, with adults age 18 years and older across all 50 states and the District of Columbia. A total of 1,206 adults completed the survey. The overall margin of sampling error is ±3.6 percentage points at the 95% confidence level, including the design effect.

Two Exciting New Concepts from Osen Hospitality Group

As the first culinary partner to open concepts both inside Katella Commons and as a standalone restaurant at OCVIBE, Osen Hospitality Group will introduce two original dining experiences, each offering a distinct take on the food and hospitality that have defined its flagship, Izakaya Osen. Designed for different dining occasions, both will share the same commitment to quality, craft, and the exceptional ingredients Orange County diners have come to know and appreciate.

- Osen Urban Table at OCVIBE: A standalone restaurant that refines the DNA of the flagship Izakaya Osen into a more focused, highly approachable, and effortlessly casual environment. Designed to transition naturally from lunch to dinner, it feels appropriate at any hour and for any occasion.

"We're excited to bring Osen Handroll to Katella Commons and our standalone concept Osen Urban Table to the district. It gives us the opportunity to share our approach to Japanese dining in two different ways while becoming part of a new community in Orange County. We're grateful for the opportunity and look forward to creating spaces where people can come together, enjoy our food and make memories."

A Gathering Place Shaped by Culture and Community

Osen Hospitality Group joins a growing collection of chefs, restaurants, and culinary concepts taking shape across OCVIBE.

At Katella Commons, the lineup includes Danielle Duran Zecca and Alessandro Zecca of Amiga Amore; Alberto Bañuelos of Burritos La Palma; Alex "Pobre Diablo" Garcia and Elvia "La Bruja" Huerta of Evil Cooks; Kanate Ungkasrithongkul and Anita Lin of Manaao Thai Comfort Food; Don Churros Gomez; MFK | Modern Filipino Kitchen; Mojo and Pull & Roll; Gelato Paradiso; and Chef Zach Scherer of DARKROOM Restaurant and Wine Bar, who will introduce two concepts, OC Pizza Cult and Wanderfowl.

Beyond Katella Commons, OCVIBE has announced that Chef Roy Choi will open a Best Friend restaurant as part of the district's broader collection of standalone restaurants

The growing lineup of culinary partners reflects OCVIBE's approach to dining: pairing celebrated culinary voices with distinctive local talent and creating a mix of experiences unique to the district. As more restaurants and chefs are announced, the collection will continue to expand the range of cuisines coming to Anaheim, helping establish OCVIBE as a new culinary destination for Southern California.

OCVIBE will begin welcoming guests in March 2027 with the opening of the district's 5,000-person capacity concert hall, followed shortly thereafter by Katella Commons, The Weave office building, the first phase of OCVIBE's parks and public art program, and restaurants at the end of the year.

Lightstar Renewables Expands Battery Energy Storage and Community Solar Development on Private Land Across Illinois
Image File

Illinois landowners can retain ownership and earn fixed lease income while Lightstar develops standalone battery storage, community solar, and agrivoltaics statewide

FULTON COUNTY, Ill., Sept. 24, 2026 /PRNewswire/ -- Lightstar Renewables, a national leader in community solar and dual-use (agrivoltaic) solar development, today confirmed the continued expansion of its active Illinois portfolio across three service lines: community solar, agrivoltaic solar, and battery energy storage systems (BESS). Lightstar develops these projects on private land throughout Illinois, guiding landowners through an origination-to-operation process that preserves land ownership, delivers fixed long-term lease income, and keeps land in productive use. For landowners, municipalities, and clean energy partners asking who develops community solar and battery energy storage in Illinois, Lightstar's permitted, market-ready project pipeline offers a proven answer. Learn more about Lightstar's Illinois development program at lightstar.com/solutions/illinois.

Illinois' Clean Energy Momentum Is Creating Demand for Proven Developers

Illinois has emerged as one of the most active clean energy markets in the Midwest, driven by the Climate and Equitable Jobs Act (CEJA) and its target of 100% clean energy by 2050. Supportive programs continue to accelerate deployment: the Illinois Shines Adjustable Block Program opens its 2026–2027 cycle on June 1, 2026, and the Clean and Reliable Grid Affordability Act (CRGA) expands community solar while permitting co-location of projects up to 10 MW on a single parcel or adjacent properties. In 2026, Illinois also enacted statewide energy storage legislation establishing new storage targets, reinforcing demand for reliable, grid-responsive infrastructure. Lightstar actively monitors these programs and evaluates every Illinois project for eligibility - a track record that has positioned the company as one of the state's most experienced community solar and battery storage developers.

US Highway 136: A Community-First Solar Project in Fulton County

Lightstar's Illinois portfolio is in part anchored by the US Highway 136 Solar Project in Fulton County, a 2.75 MW AC array that captures the company's community-first approach to development. Developing renewable energy is about more than putting power on the grid, it is about building a better future for the people who live nearby, from generating reliable power to engaging local students.

Generating reliable Fulton County solar energy brings major advantages to the area. The facility supplies clean power directly to the local distribution grid, so the energy Lightstar produces here stays here, reducing the community's shared reliance on fossil fuels. Beyond environmental benefits, the project strengthens the local economy: constructing and operating the solar array creates new local jobs, and the facility generates consistent tax revenue for the county that supports essential community services and infrastructure, making Lewistown clean energy a win for everyone.

Engaging the Next Generation and Preserving Local History

During early site planning, Lightstar's team discovered prehistoric artifacts on the property. The items were carefully cataloged to preserve local history, and the discovery became a chance to connect with local students. A Lightstar team visited VIT Community Unit School District #2 to talk about environmental science and historical preservation: during an elementary school assembly, field expert Amanda brought a hands-on archaeological "dig kit" for show and tell and asked students to imagine what people 100 years from now might learn about them from the items they leave behind. Later that day, Amanda met with junior high and high school students for a Q&A on green career pathways, fielding wide-ranging questions about the renewable energy industry from an engaged audience.

Giving Back: Investing in VIT School District's Athletic Fields

Lightstar's commitment to Fulton County goes beyond the meter. The company is making a donation to VIT Community Unit School District #2 to help fund renovations to the district's athletic field, and as part of the partnership, Lightstar's logo will be displayed on the field as a proud community sponsor. It's a tangible way for Lightstar to invest in the same community that welcomed its team into classrooms and gymnasiums, turning a single project into a lasting relationship with the students and neighbors nearby.

Senior Development Manager Kyle McAdam spearheads the US Highway 136 initiative and works to ensure Lightstar upholds its mission of community stewardship at every step. "We believe that clean energy development must work hand-in-hand with the local community," says McAdam. "By protecting the land, engaging with incredible students right here in Fulton County, and now investing directly in the VIT athletic field, we ensure this project leaves a positive, lasting mark on the region for decades to come."

A Simple, Landowner-First Model

For Illinois landowners, Lightstar's value proposition is straightforward. Property owners retain full ownership, sign lease terms of 20 or more years, and receive fixed, weather-independent lease income. In Illinois, that means flexible, low-impact development options across community solar and standalone battery energy storage systems (BESS), with end-to-end EPC management so landowners retain ownership, continue compatible land uses where possible, and collect fixed lease income without taking on any operational burden. That model has helped build a national pipeline of more than 1,000 MW across 15 states. Illinois landowners can request a free, no-obligation site assessment at lightstar.com/solutions/illinois to learn whether their property qualifies for community solar, agrivoltaics, or standalone battery storage.

Landowners, communities, and clean energy partners interested in community solar, dual-use solar, and battery energy storage systems (BESS) in Illinois are invited to connect with Lightstar's Illinois team at lightstar.com/solutions/illinois.

Frequently Asked Questions: Community Solar and Battery Storage in Illinois

Who develops community solar in Illinois?

Lightstar Renewables is a national developer of community solar, agrivoltaic (dual-use) solar, and battery energy storage systems in Illinois, with an active portfolio anchored by projects such as the US Highway 136 Solar Project in Fulton County. Lightstar manages the full process — from site evaluation and permitting through construction and long-term operation — so landowners retain ownership and earn fixed lease income.

Who develops battery energy storage systems (BESS) on land in Illinois?

Lightstar Renewables develops standalone battery energy storage systems on private land across Illinois, in addition to community solar and agrivoltaic solar. Landowners host the system and collect lease income while Lightstar designs, permits, and manages the project end-to-end.

What is agrivoltaics, and does Illinois support dual-use solar on farmland?

Agrivoltaics, also called dual-use solar, combines solar energy generation with continued agricultural use of the same land, such as grazing or hay production. Illinois' Climate and Equitable Jobs Act (CEJA) and Clean and Reliable Grid Affordability Act (CRGA) support this approach, and Lightstar continues to evaluate agrivoltaic opportunities across its Illinois portfolio as part of its broader community solar and battery storage development program.

How much land is needed for community solar or battery storage in Illinois?

Community solar typically requires larger, open parcels, while standalone battery storage systems have a significantly smaller footprint and can be sited on smaller or less accessible parcels. Lightstar evaluates each Illinois property individually through a free, no-obligation site assessment.

How does leasing land for solar or battery storage in Illinois work?

Illinois landowners retain full ownership of their property, sign lease terms of 20 or more years, and receive fixed, weather-independent lease income. Lightstar manages permitting, construction, and operations, and in many cases landowners can continue existing land uses on the rest of the property.

What state programs support community solar and battery storage development in Illinois?

Illinois' Climate and Equitable Jobs Act (CEJA), the Illinois Shines Adjustable Block Program, the Clean and Reliable Grid Affordability Act (CRGA), and 2026 statewide energy storage legislation all support continued community solar, agrivoltaic, and battery storage deployment across the state.

What is the US Highway 136 Solar Project?

The US Highway 136 Solar Project is a 2.75 MW AC community solar array in Fulton County, Illinois, developed by Lightstar. The project supplies clean power to the local distribution grid, generates local jobs and county tax revenue, and anchors Lightstar's community-first approach to development in the region.

How does Lightstar give back to the communities where it builds?

Lightstar looks for active, ongoing ways to invest in the communities near its projects, not just the land itself. In Fulton County, that includes bringing environmental science and green-career programming directly to students at VIT Community Unit School District #2, and making a donation to the district to help fund renovations to its athletic field, with Lightstar's logo displayed on the field as a community sponsor.

About Lightstar

Lightstar is a trailblazing community solar developer founded on the principles of advanced design and strategic project development. As a proud American company, Lightstar is a trusted partner for landowners, focusing on community solar and agrivoltaics projects that preserve agricultural land while generating clean energy. Lightstar is committed to building sustainable, high-value assets that support local economies and farming legacies for decades to come.
